Setting one price for the whole year means accepting that you will be too expensive some weeks and far too cheap in others. In the 9th, demand depends on very concrete things: the calendar of trade fairs, the programme at the Palais Garnier and the venues of the Grands Boulevards, sales periods and the department stores’ end-of-year windows. Our job is to follow those movements for you.

How we move your prices
Laura and Hannah review your listing’s rates every day. Several signals come into play.
- French holidays and those of the foreign visitors drawn to the Opéra
- Events that bring visitors into the area or close by
- The day of the week: a flat near Saint-Lazare station or Auber does not rent the same way on weekdays and at weekends
- How far ahead the date is: a free night three months away is not handled like a free night tomorrow
- Prices charged by comparable homes in the same area
- Your own constraints: blocked dates, minimum stay, floor price
Two kinds of guests, two rhythms
The 9th draws both business travellers, who book on weekdays near the Opéra and company head offices, and leisure visitors, more present at weekends and during holidays, drawn by the department stores, the theatres and the shopping streets around rue des Martyrs. A good pricing calendar takes both into account instead of applying one rule everywhere.
You stay in control
You decide the floor price. You can also ask us to favour longer stays, close certain periods or keep dates for your own use. Every adjustment stays readable in the report you receive.
Price monitoring is included in our offer for owners in the 9th and works hand in hand with distributing your listing across several platforms. To know what to expect, start with the income estimator or ask us your questions.
Frequently asked questions
Can I set a minimum price?
Yes. You define a floor price below which no night is offered, and you can change it whenever you like.
Do prices really change every day?
We review them every day. They only move when demand, the calendar or the competition justify it.
Does pricing take local events into account?
Yes: theatre and concert programmes, trade fairs, sales, the festive season. These are times when demand around the Opéra shifts clearly.
Can I block dates for myself?
Of course. Dates you keep for your own use are taken off sale and the rest of the calendar is adjusted accordingly.
